Purchasing Property Through Commercial Real Estate Financing
Here at G-Rhema Capital Finance, we want to help your business grow, which is why we offer a range of commercial real estate financing options. Our programs are designed to fill a variety of needs and can help you complete transactions of almost any size; there are many different funding sources to choose from.
Our conventional real estate loan programs can be used both for acquisitions and refinancing. They have LTV’s as high as 75% and rates as low at 3.75%, with terms out to ten years. These traditional loans are available in major markets throughout the country and tend to range from $200,000 to $100 million. Properties considered include industrial, office, retail, and multifamily residential.
Bridge and Hard Money
Another option is bridge and hard money loans, which can have up to 80% LTV ratios and range in size from 1 to 100 million dollars. Our partnerships with powerful private investment firms allow us to offer variable interest rates and origination fees.
Commercial mortgage backed securities (CMBS) loans are another excellent funding choice. This program involves a pool of mortgage back securities that are transferred to a trust, which then issues a series of bonds which can be sold to investors. CMBS loans offer a very low interest rate and amounts up to $50,000,000.
Mezzanine and Equity
Equity or mezzanine financing can be tailored to fit each individual client, and we have access to a variety of capital sources and high net worth investors to close the deal. These loans are for $5 million to $100 million.
Construction and International Financing
Our construction financing program offers loans of up to $100,000,000, although we require that deal sponsors or principles have experience with equity. Additionally, we have a great deal of experience with real estate financing in foreign markets for all types of properties. We are most active in Europe and Eurasia but may consider other transactions.
